Of course this would be dependent on what area you are selling real estate in but here in Vancouver the numbers work out something like this.

We've been struggling with a monthly recurring fee and in the end, compared to the expected return on investment it's really a non issue.

By paying a monthly fee, you're ensured of fresh content and link building is done on your behalf. Without this type of ongoing marketing and development the site would not generate the leads desired so it just makes sense to provide it as a built in service and not leave it up to each agent to do, since in the end, that's really our expertise, not the agents.

We all benefit from the added exposure and having the referral fee ensures that we are promoting these sites as hard as we can since in the end, we benefit proportionally from how well the sites are doing.

The following assumptions are extremely low.  In reality we've been very conservative as the sites we have up now are already performing better than this as it is.
